Playacar, Playa del Carmen

Playacar is Playa del Carmen's original master-planned gated community, built in the early 1990s as one of the Riviera Maya's first luxury residential projects. It sits directly south of 5th Avenue with private beach access and the Playacar Golf Club. Two phases: Phase I (adjacent to Playa del Carmen Centro, mostly hotels) and Phase II (residential, where most homes for sale are located). The appeal is maturity: manicured streets, established restaurants, strong resale history, and a quiet residential feel rare in central Playa del Carmen. Expect premium pricing vs new construction outside Playacar, justified by the stability and infrastructure.
