Región 11 is the official designation for the sector marketed as Uptown Tulum, north of Avenida Cobá and west of the town centre. It is newer than Región 15 and further from the beach road, and the buildings reflect it: mid-rise, brutalist concrete, rooftop pools, aimed at a buyer who works remotely rather than one who wants the sand at the door. The Tulum airport is around thirty minutes south. Best for buyers who want the current Tulum look at inland prices.
